We would like to welcome you as rental guests to our beautiful area. Please read all of the following information very thoroughly. We have provided a list of things to bring with you as well as a detailed explanation of what is expected of you as a renter prior to check-out so that you do not forfeit your security deposit or incur other additional charges. These guidelines must be followed.Check-in will be at 4:00 pm
at the Century 21 - Central Sierra Realty Office, located at 26 Copper Cove Dr. on the corner of Copper Cove Dr. and O'Byrnes Ferry Rd. If you plan to arrive after 5:00 pm, call to coordinate your check-in. Check-in consists of picking up a check-in packet with keys, maps, boat launch pass, and dump pass. There will be a 9x12 white envelope with your name waiting at the real estate office. Do not go directly to your unit. This will delay your check-in. In extreme situations, check-in time may need to be extended due to circumstances beyond our control.
Check-Out is 11:00 amThat means completely off the premises, keys and gate passes/openers returned to Central Sierra Realty by 12:00 AM. On the day of check-out dispose of trash and start dishwasher with any dirty dishes. Please strip sheets off beds and start laundry for cleaning person. Lock up the rental, turn off lights, make sure owners furnishings are placed as found and leave thermostat set per owner instructions. Any unauthorized holdovers will be charged at a rate of $150.00 per hour. If tenant elects to vacate the premises early, tenant shall be responsible for the entire amount due, as if tenant did not vacate early.
Payments
If your booking is more than seventy (70) days prior to your arrival date a deposit equal to 50% of the rental rate is required with your signed lease. The second and final payment, which includes hotel tax, cleaning fee and Security deposit is due sixty (60) days prior to check-in. Due dates and amounts will be indicated on page one (1) of the contract. Payments can be made by personal check, cashier's check, certified check, money order or cash. Make checks payable to Lake Tulloch Vacation Rentals. Please mail to the attention of Steve Silver at 442 Lakeview Rd., Copperopolis, CA 95228. There will be a $25.00 charge for returned checks. If a reservation is made within seventy (70) days prior to check-in, the total amount is due with your signed lease. No personal checks will be accepted for payments made within thirty (30) days of check-in.
Cancellation
Your reservation is secured by your 50% down payment. If it becomes necessary to cancel your leased period, a notice of cancellation is required via email or mail. Every effort via customary marketing will be made to fill the cancelled leased period. Any remaining balance will be due on the date indicated on your contract regardless of cancellation. A refund will be issued if the property is re-rented minus a 7% cancellation fee of the total rental rate. If your contracted period is re-rented for a lessor amount, the refund will be adjusted accordingly.We encourage you to consider a travel insurance as unforseen events beyond your control can sometimes affect travel plans prior to or after your arrival.
Security DepositWe do cash all checks, we do not just hold them. Security deposits are not part of the rent but are in addition to the rent. Your security deposit is a damage deposit. The security deposit as specified herein shall secure the performance of the tenant's obligations hereunder including but not limited to: house rules violations and damage caused by Tenant and Tenant invitees. Within 30 days from the first of the month following the vacancy of the premises by Tenant, any remaining balance of the deposit shall be returned to Tenant less costs incurred for phone, lost keys, lost gate keys, citations, or additional cleaning and damages.
Damage Or PenaltiesIf damage is found after you check out, you will forfeit your security deposit and will be responsible for any additional charges incurred that may exceed the security deposit. If an item is broken or inoperable at the time of check-in, tenant is responsible to immediately notify the Property Manager

Indemnification
Property owner and owners representative, shall be held harmless and not liable for any loss of damage, or injury to Tenant or any other person, or to any property including tenants, occurring on the premises or any part thereof, or in common areas.
Telephone ChargesTenant agrees not to charge any calls on the owner's telephone. Local calls are free. Any long-distance calls charged to the owner will be charged against Tenant's security deposit.
Cleaning FeeThe non-refundable cleaning fee is a sanitizing fee/cleaning fee for the cleaning of the home left in an orderly fashion. If tenant does not leave the premises in satisfactory condition, the cost of the additional cleaning could be deducted from the Tenant's security deposit. Tenant is responsible for removal of trash. If tenant is vacating on Fri. Sat. Sun. Mon. Trash is to be hauled to county dump located on O'Bymes Ferry Rd. just south of the Tulloch shopping center. Hours are 10:00 AM to 5:00 PM. Trash not removed from the rental will be subject to a $10.00 per bag charge against security deposit. Damage caused by trash left in the home or on the premises will be charged to tenant.
House Rules:
- Tenant shall not disturb, annoy, endanger, or interfere with neighbors, nor use the premises for any unlawful purposes, nor violate any law or ordinance, nor commit waste or nuisance upon or about the premises.
- Tenant agrees to comply with the rules and regulations of the association where the rental is located, including but not limited to the rules with respect to noise, disposal of refuse, parking and use of common areas (parks, boat launch).
- No excessive outside noise past 10:00 PM.
- NO WATER BALLOONS TO BE SHOT OFF DECK OR BOATS!!!
- Tenants autos and trailers must be parked within the white line in front of rentals in the Poker Flat Subdivision. If more parking is needed, ask ahead so that parking may be arranged in vacant lots nearby, or specially marked areas posted "Guest Parking". Do not park to block the driveway access of the neighbor.
- No pets shall be allowed on the premises at any time!!! This means tenants and guest.
- 5 mph zones in the coves mean "NO WAKE"
Parking Cars
Parking is permitted at the rental as well as all marked areas specifically indicated for permitted parking in the subdivision. Illegally parked cars will be ticketed by the Association security and all fines against the property owner will be charged to your security deposit.
Use of Boat Launch
The Copper Cove Subdivision requires a permission slip to launch watercraft. This will be included in your packet. The launch fees are $20/vessel (in cash) at the launch ramp. The launch ramp is located at the end of Kiva Drive and gate remotes to the launch area will be provided in your packet when you pick up the keys.
Lake Speed Limit
Lake Tulloch has an on-duty sheriff patrolling the lake. Any violations of the rules and regulations will be ticketed. The daytime running speed limit is 45 mph with a night time limit of 5 mph. There are 5 mph zones in the coves/docking areas, in front of Condos and Connor Estates and up the river under the bridge. Traffic follows a counter clockwise pattern. Be safe and responsible and enjoy the lake.
Boat Docking
Poker Flat Subdivision: Docks located at waterfront homes are for tenant use during their stay. Tenants may use slips marked "day use only" at the various association marinas (2 at each of the 4 marinas). The "day use only" slips are first come first serve only and there is no over night docking. Do not use any neighbors' dock or designated docks at the marinas with someone's name on the dock.
What You Need To Bring and What You Don't
All units rented by this company are privately owned homes. They are pretty well equipped for the renter with basic housekeeping items such as furniture, kitchen appliances, pots, pans, dishes, silverware, blender, microwave, TV, VCR, stereo. There will be towels and linen provided for use in the unit, towels are to stay in the house, so bring extra towels for lake and boating. If you have special dishes to prepare, bring pots or pans for the special recipes.
Golfing: Saddle Creek & Green Horn Creek golf courses are near by

There will be NO refunds because of the malfunction of the contents of any of the units. We try to keep all unit contents in good working order and any problems will be addressed as quickly as possible. Every effort has been made to provide accurate information about your unit before you arrive but we cannot be responsible for printing errors or owner changes. There will be no refunds due to inclement weather.
